How can you sell quickly, for a great profit?

Choosing a realtor to list your property who is an experienced top producer, because it is now a balanced market between Buyer's and Seller's. The inventory of new listings is much bigger than the last few years, but there are still plenty of buyers, and the interest rates are still historically low. There is competition among buyers for the best homes which offer the best values. Pricing and preparing your home to show well is much more important.

If you really want to sell, look at your closest competitors and be sure you are priced to compete and sure that your home and grounds will be shown at their best.

Selling fast

usually means more profit for you. Listings that don’t sell fast are usually overpriced. A listing is most sellable when it first hits the market, because buyers and their agents are waiting for new listings. They rush to see them. If you don’t sell quick during the first marketing effort, the showing activity will fall off as buyers turn their attention to new listings. The first offer you get can be the best one.

If you are testing the market with an unrealistically high price (not a good idea), reduce the price if you have had 10 showings and no offers. The best listings, at the best prices are still selling!

Make sure your home shows beautifully.

Improve the look of your home to sell. Consider painting and changing worn floor coverings. Get rid of yard debris, make sure its sparkling clean and uncluttered. Pack up knick-knacks and family photos.

Pack up and store whatever you can, better now than during escrow when time flies! Remove excess furniture, to make rooms look bigger.

Buyers pay more for homes in move-in condition. Most buyers prefer a turnkey home that doesn't need work or updating of colors, carpets, etc.

“as is” homes are usually sold at a discount. Agents bring more buyers to homes that need no apology. More showings usually equal a higher sales price.

First Impressions

Keep your home and grounds neat, clean and well maintained. Keep your windows clean. Check the visibility of your house numbers. Create an inviting walkway and front entrance with colorful flowers and a new doormat.

Interior Impressions: Remove furniture to make rooms appear larger. Clean stairways are essential. Neat bedrooms help sales. Try to make children's rooms minimally personal. Neat closets look larger. During the Showing

1. You will know what repairs are needed and can fix them.

2.It will speed up the escrow process and that means you receive your money on time or sooner. Pest inspections are not costly and could actually make you more money.

Pricing is very important.

Statistics show, owners who over price their properties can lose money. Over priced houses normally stay on the market longer then those that are priced competitively. Sure, you can reduce the price but your "big splash" when your advertising came out, will be over and the buyers and their agents may now wonder what is wrong with your house, since it's taking so long to sell.

Making your house as accessible as possible

You never know when the right buyer may come along. If a potential buyer can't get in, you may not be able to sell. Having your home on a lock box system makes it convenient for the agents and their buyers, and their convenience is often critical to your sale. If you're concerned about valuables store them in a safety deposit box. Pets should be protected, too.
